The cities of Cancun, Playa del Carmen and Tulum are currently the most attractive destinations in terms of real estate investment, especially due to their status as "Young Cities" and the consequent development and investment in the area. An interesting fact is that Playa del Carmen is only 30 years old as a municipality, while Tulum is 15 years old.
By the end of 2023 the new Tulum airport is expected to be inaugurated, as well as the famous Mayan train. But that's not all, by 2026 the first Formula 1 circuit in Riviera Maya is expected to be inaugurated. Business types in the Mexican Caribbean
As far as business models in this area are concerned, I personally consider that there are three very interesting options
Profitability
Generate income through vacation or long-term rentals, i.e., buy properties with the purpose of renting them out.
Capital gains
Acquire properties at low cost (off-plan or pre-sale) and sell at a higher price at the time of delivery. In the area, we handle figures ranging from 25% to a minimum of 35% at the time of delivery.
Development
The latter model involves building with the objective of commercialization. It requires significant capital or partnering with investors or banks, but can generate substantial profit margins.
